All submissions must be complete at the time of submittal. Documents required are:
|

3 sets of plans stamped and sealed by an architect
-
3 sets of plats of survey (not older than six months) for new construction or additions over 400 sq ft
-
Copy of the proposal
-
Permanent real estate index number

Permit applications filled out completely - HVAC, plumbing and electric must be on separate application forms with specific information as required.

All contractors must have a current license and bond on file with the Building Department. The bond must contain the following clause: "…. Shall indemnify and save harmless the Village of Lincolnwood, Illinois and all public utility companies providing service within the limits of the Village of Lincolnwood, Illinois from all accidents and damages…"

Plans will be reviewed for adherence to the codes and ordinances as well as for zoning. The architect or general contractor will be notified of any discrepancies or adjustments that need to be made. If it is determined that a variation is needed, the owner will be notified and assisted in making an application to the Plan Commission/Zoning Board of Appeals

When the review process is complete, the fees will be totaled and the general contractor notified of the cost of the permit. The paperwork will be prepared and held for pickup in the Building Department.

One set of plans will be kept in the archives; a work site set of plans will be given to the general contractor. The back of the permit card contains information on inspections required and other pertinent information for the contractor. When necessary, a Safety Fence notice in three languages is given to the contractor for posting at the site. A statement of Quality Assurance is also signed by the contractor which lists hours of construction allowed, codes followed and other information that the contractor agrees to.

Permits are required for installation of fences, driveways, roofs, new and repalcement sidewalks on the owner's property, hot water heaters, sewer repairs on private property, garages, sheds and other accessory buildings. It is not necessary in these cases to submit architect's drawings, but for all of these, the proposal is required. For fences, driveways, new sidewalks, garages, sheds or other accessory buildings, a plat of survey is required. The installer is required to come in to obtain the permit.
