A permit must be obtained to erect or change a sign. The number, size and color of the signs as well as the lettering height are delineated in the ordinance. A Sign Permit application as well as a plat of survey and drawings for the proposed sign face must be submitted to the Building Department for review.
Only one free standing sign per lot or unified business center is permitted. In centers with multiple tenants who have at-grade entrances, the a monument identification sign(directory sign) will be permitted in lieu of individual wall signs. No directory sign shall exceed 10 square feet and six feet in height from finished grade.
Sign copy for a directory sign may identify the name of the complex with no more than eight (8) separate tenant names. A maximum of 24 words and graphic elements greater than 2 inches in height is permitted.
Sign copy for a single tenant monument or pole/pylon sign shall contain no more than ten words and graphic elements greater than 2 inches in height. An illuminated sign face must have a dark background with light colored lettering to minimize glare.
No monument sign shall exceed eight (8') feet in height from finished grade. A monument sign, including its structure and its base shall not exceed ten (10') feet in width.
A pole/pylon sign constitutes a special sign and may be allowed if special sign authorization is recommended by the Sign Appearance Review Board and approval by the Village Board.
No pole/pylon shall exceed 18 feet in height from finished grade. Sign Face shall not exceed 48 square feet per sign for single tenant property. For multiple tenants, the sign face shall not exceed 48 square feet plus six square feet for each tenant over five. Maximum sign face cannot exceed 60 square feet.
A monument or pole/pylon sign shall not be closer than ten feet to a building unless it is four feet or less in height. The smaller sign may be located as close as 3 feet. A monument or pole/pylon sign cannot be located closer than 10 feet to an exterior property line nor closer than 50 feet to an interior property line.
A monument or pole/pylon sign must be located in a landscaped area separate from vehicular circulation or parking. The landscaped area is to be a minimum of 2 square feet for every one square foot of sign face.
A maximum of one wall sign per street frontage is permitted. The Building Commissioner may allow additional signs, based on other criteria. The copy shall contain no more than ten words or graphic elements greater than 2 inches in height. A wall sign may be permitted to identify the rear entrances of an establishment provided this sign does not exceed 10 square feet.
No wall signs will be allowed for individual tenants in a multi-story, multi-tenant office/industrial building.
The area of a wall sign shall not exceed one-third of the signable wall area or 10 square feet where the signable area is less than 30 square feet, whichever is greater. The vertical dimensions shall not exceed 6 feet and shall not extend above the top of the fascia or parapet or beyond the premises of a particular establishment. In no cases shall the wall sign exceed 100 square feet.
A ten (10%) percent sign area bonus may be granted for a wall sign which consists of individual letters mounted directly on the building surface. No wall sign shall project more than 15 inches from the wall.
The maximum height of a wall sign shall not exceed 30 feet from finished grade or the bottom sills of second story windows. Illuminated signs must have a dark background with light colored letters to minimize glare. All wall signs in a unified business center must be similar in design.
