  DEVELOPMENT CODES

ZONING CODE
The Zoning Code is the primary code which governs land use in the community.  In addition to land use, this code also regulates the location of buildings on properties (build-to and setback requirements), lot coverage, building height, landscaping and off-street parking requirements.  The Village adopted a new Zoning Code on November 6, 2008. The Zoning Code has most recently been updated on December 17, 2009. Click HERE to view the Zoning Code Map.

SUBDIVISION CODE
The Subdivision Code is the primary code which governs the division of land, often from a larger parcel into smaller parcels in the community.  In addition to regulating the size and shape of land parcels, it provides various requirements for public infrastructure to serve the land parcels, such as sidewalks and streets.  This code also regulates re-subdivision of parcels and the consolidation of existing smaller parcels into a larger parcel.  The Lincolnwood Subdivision Ordinance was adopted in 2006. The Subdivision Code is found under chapter 18 of the Village of Lincolnwood Code of Ordinances.

STORM WATER MANAGEMENT ORDINANCE
The Storm Water Management Ordinance is the primary code which provides requirements for the detention of storm water in the community.  The purpose of this code is to reduce area flooding by requiring certain developments to detain storm water for slow release into the Village's combined storm sewer system.  New development and certain other types of activities on business or multifamily properties, trigger compliance with these requirements.

TREE MANAGEMENT ORDINANCE
The Tree Management Ordinance governs the removal of trees on private property in the community.

BUILDING CODE
Construction in the Village is regulated by several codes, often referred together as the Building Code.  These codes are based on model codes. A copy of these codes is available in the Community Development Department for inspection. Below is a listing of these codes, with links to the Village changes to the model code:
