Work Requiring a Village Permit
It is illegal to undertake work in the Village without a Village permit when a permit for the work is required. If you are uncertain whether work requires a permit, contact the Department for a determination. Work without a permit can result in substandard work, can be costly and can delay your project. Village Code requires the payment of fines and fees for work that is begun or performed without a permit.
The following is a description of the types of work and improvements which require a Village permit.
New Construction: A Village Permit is required for any new construction within the Village, such as a new building, new home, or building addition. A Village permit is also required for the demolition of any building or for any interior demolition within an existing structure.
Demolition: A Village Permit is required for the demolition of any building or for any interior demolition within an existing structure.
Modifications or Alterations in Existing Buildings: A Village Permit is required for any alteration or modification to an existing building or home. This includes any modification to existing electrical, plumbing, or HVAC components or for any physical change to the structure, such as changes to walls.
Any Site Improvement or Change to a Property: A Village Permit is required for any site improvement or change to a property including the installation of the following: fences, garages, sheds, other accessory structures, decks, swimming pools, driveways, sidewalks, patios or other pavement surfaces, lawn sprinkler systems, the removal of a tree, or any change in site elevation or drainage.
Replacement and Miscellaneous Work: A Village Permit is required for the replacement for gutters & downspouts, windows and doors and water heaters. A Village Permit is also required for re-roofing and installation of security alarms.
